HomePath homes are Fannie Mae owned properties. The minimum down payment is 3.5% (the same as FHA), but that downpayment can be gifted OR granted from a down payment assistance program. Using these methods, you could purchase a HomePath home with No Money Down! Also, for a limited time, FNMA will pay up to 3.5% of your closing costs for you.
And one of the best attributes of a HomePath purchase is that there is NO Mortgage Insurance!
Inflation has been very strong lately. You feel it every time you fill up your car at the gas pump. Combine this with tighter credit restrictions for buying a home, and charges for rent have been steadily increasing for some time now. Many renters are finding that it’s cheaper to own a home than it is to keep paying their landlord’s rent. They often see an increase in gross living area and a decrease in monthly payment, all while building equity in their own home.
Morgan Stanley estimates home prices could come down another 6% to 11% in 2011. This is good news if you’re looking to buy a home. Cheaper home prices mean you get a more house for the same amount of money. This knowledge can give prospective buyers the upper hand in negotiating sales contracts. If you’re looking at homes for sale, Best Rate Carolinas is the place to start!

No credit score programs still available
There are still programs available to help home buyers with no credit score! This is a branch of the government’s FHA program. If you can prove you’ve paid your rent on time for the last 12 months, as well a at least 2 other bills (like utilities, water, gas, electric, phone bill, etc.), then you may qualify for a little to no money down home mortgage loan!
